Renaissance Ridge Development Gains Momentum

With several partnerships under way, we are planning some upcoming virtual design workshops for anyone interested to learn about Renaissance Ridge and to hear from potential homebuyers about ideas as the pre-development phase of our project continues.

Interest is steadily growing and we are excited about the positive feedback we have been receiving from the Nelson County community. Through the collection of emails and information from our website, we have been hearing from the community on how much this kind of housing is needed in the area. Amy Swope recently commented, “I’m super excited for nice, enviro-friendly and design-savvy affordable housing in this area!” 

Another remarked, “Finally, a housing development that makes sense! This looks like it’s going to be a wonderful community with accessible housing for Nelson locals who are otherwise getting priced right out of their own housing market.”

A local teacher commented, “I have been looking for housing in the area for 6 months. I am a single, high school math teacher and cannot begin to describe how stressful it has been trying to find somewhere to live. I even had offers on 2 houses only to learn of horrible foundation issues after the inspections.”

We are aware of the need for more workforce housing in the Nelson County area. That’s why we are looking forward to bringing Renaissance Ridge to life. Please stay tuned for more information on our upcoming virtual design workshops soon. 

CAAR 2021 2nd Quarter Home Sales Report

The latest report from CAAR shows another year of a strong real estate market and demonstrates the need to have a diversity of housing options to serve Nelson County residents. The second quarter median sales price in Nelson County was $285,000, a 10% increase from last year, which is a $25,000 price gain. Home prices have been trending up in the county consistently since the beginning of last year. A sign of high demand and low inventory in the area, the average days on the market for homes in the $200,000-$500,000 range is less than 20 days.

Renaissance Ridge Works with Terra Engineering and Other Consultants This Summer

Thank you for your current or continued interest in Renaissance Ridge.  We have been on the ground busy this summer with multiple facets of the development and are excited to announce that we are nearing the final stages of mapping out the different phases of the Renaissance Ridge neighborhood.

With this in mind, we look forward to sharing more with you soon on what Terra Engineering Solutions and other consultants have helped us envision for the different phases of the project.  They have done an excellent job in offering sound advice that embraces our original vision and commitment to develop a special intergenerational community made up of cottages, homes and condominiums where design matters, the environment matters and where people matter. 

Besides a general update to the community and identified stakeholders in the coming month, we will be meeting in small focus groups with potential homebuyers to listen and learn about their particular needs and wants, regarding detailed housing plans, etc.

Renaissance Ridge, LLC is excited to announce the beginning of its Phase One initiative coming in 2021. Renaissance Ridge is designed to be a special place and community where design matters, the environment matters and people matter.

The vision for Renaissance Ridge first phase is to develop an intergenerational housing community made up of sixty market-rate custom cottages, homes and condominiums, maximizing open green space, livable sustainability and economic resilience such as pedestrian pathways, a dog park, a playground area and pavilion.

In alignment with the Wintergreen Master Plan, Renaissance Ridge neighborhood at Stoney Creek will reflect similar housing types and price ranges based on the precedent set during Wintergreen’s comprehensive development history. Prices are anticipated to start at $200K+ and go as high as $600K. These price ranges along with special financing will support not only retirees but also the rapidly growing workforce in the Nelson County such as teachers, healthcare workers, first responders and others wishing to live/work from their homes. 

Renaissance Ridge is proud to be working with the Nelson County Community Development Foundation to attract special funding to support this endeavor.

Renaissance Ridge has been carefully planned in the spirit of creating a GREEN development strategy to become Virginia’s first Virginia Sustainable Community designation. All housing types will be Energy Star/EarthCraft-certified, include smart home/energy management technologies, pre-wiring for electric vehicles and options for solar, geothermal and renewable energy systems.
